The question I hear on every flooring job: "What's the best flooring for Florida?" Here's my straight answer after fifteen years: the best flooring is the one installed on a properly prepared subfloor. Tile, luxury vinyl plank, engineered wood โ they all fail the same way, and it's never the product's fault. It's what's underneath. A wavy slab, moisture nobody tested for, old thinset nobody ground off โ that's what kills floors in Boca, not the brand on the box.

The Subfloor Truth Nobody Tells You
Every flooring estimate should start with the subfloor, and most start with the showroom sample. That's backwards. Here's what I check before I quote a single square foot:
- Flatness โ slabs in Florida are rarely flat. High spots get ground, low spots get filled. Large-format tile on a wavy slab is a cracked-tile warranty claim waiting to happen.
- Moisture โ concrete wicks moisture, especially in older Boca slabs with no vapor barrier. I test for it. Glue-down products and wood over a damp slab will fail โ guaranteed.
- What's already there โ old thinset, old adhesive, old tile. It comes up or gets properly prepped. Floating a new floor over a bad old one just hides the problem for a year.
- Transitions and heights โ new floor meets old floor, doors still swing, thresholds make sense. Planned before we start, not discovered at 4 PM on install day.
The subfloor prep is the invisible half of the job. It's also the half the cheap bid leaves out โ and the reason their floors fail.
Tile vs. LVP vs. Wood โ My Honest Take for Boca Homes
Porcelain tile is still the king in South Florida. Waterproof, cool underfoot, handles sand and wet feet from the pool without blinking. Large-format tile looks incredible but demands a flat slab and a real installer โ this is not a handyman job. Done right, it's a 30-year floor.
Luxury vinyl plank (LVP) has come a long way. Good LVP is waterproof, comfortable, quiet, and a fraction of the tile price. It's my most common recommendation for bedrooms and living areas. The catch: it telegraphs every imperfection in the subfloor, so the prep matters even more. Cheap LVP with a thin wear layer in a sunny Florida room will fade and dent โ I steer you to the right product, not the cheapest one.
Engineered hardwood is beautiful and works here if โ and only if โ moisture is controlled and you accept that Florida humidity means it moves a little. Solid hardwood below… no. Just no. Not in Boca.
Laminate has its place on a budget, but know what you're buying: it's not waterproof, no matter what the box says. One dishwasher leak and you're replacing it.

What the Job Process Looks Like

2. I come measure and check the subfloor myself. I bring a straightedge and a moisture meter, not just a tape measure. Written price, in person.
3. We pick the product together. I'll show you what holds up in Florida and be straight about trade-offs.
4. Demo, prep, install. Old flooring out, subfloor prepped right, new floor installed to manufacturer spec โ because the warranty only counts if the install follows the spec.
5. Walkthrough. We walk every room together. Transitions, grout lines, baseboards โ all of it.
Most single-area jobs run a few days. Whole-house jobs I schedule in phases so you're never without a place to sleep. Furniture moving is on us.
The Permit Question
Flooring itself doesn't need a building permit in most cases โ but here's what does: anything structural we find underneath. If we pull up tile and find a cracked slab, water intrusion, or subfloor damage, that gets fixed properly, and if it touches structural or plumbing, it gets permitted. What Goes Wrong With Cheap Flooring Contractors
- No subfloor prep โ new floor over old problems. Hollow tile, lifting LVP, cracked grout within a year.
- No moisture testing โ glue-down and wood over damp concrete. It fails, and the manufacturer voids the warranty because the install didn't follow spec.
- Lippage and uneven grout lines โ large-format tile installed by someone who's never leveled a floor. You see it every day for the next twenty years.
- Wrong product for the room โ laminate in a bathroom, solid wood on a slab. Sold because it was cheap, not because it was right.
- Dust everywhere, no protection โ demo without dust control ruins the rest of your house. We contain the work area.
A floor is the biggest surface in your house. You walk on it, your kids play on it, and you look at it every day. This is not the place to save $800.
