If you're shopping for impact windows in Boca Raton, here's the number nobody puts on their website: $800 to $2,800 per window, installed, start to finish. Anybody who gives you one flat price over the phone without seeing your house is guessing โ or lying to get in the door.
I'm Joe. I run Onel Construction right here in Boca. Fifteen years in this business. I've installed more windows than I can count, and I'm going to tell you straight what they cost, why the range is so wide, and what I'd do if it was my house.
What Impact Windows Actually Cost โ and Why the Range Is So Wide
Here's my honest breakdown, all-in, installed, permit pulled, everything finished:
- Around $800 a window: Small condo windows. Single-hung, up-and-down style. Usually a small job โ a handful of windows, nothing fancy.
- Around $1,400 a window: The average home, average window. This is where most of my jobs land.
- Up to $2,800 a window: Big openings in big houses in expensive neighborhoods. Large sliders, picture windows, custom sizes.
Now here's *why* one window costs $800 and another costs $2,800 โ because this is the part other contractors won't explain:
Size of the opening. Glass is priced by the square foot. A small bathroom window and a twelve-foot slider are not the same animal.
Style. Single-hung is the cheapest. Sliders, casements, and big picture windows cost more โ more glass, more engineering, more hardware.
How many windows. There's a fixed cost to every job: permits, crew mobilization, dumpster, inspections. Spread that over 4 windows, each one carries more of it. Spread it over 20, the per-window price drops. That's just math.
Condo vs. house. High-rise work means parking logistics, elevator scheduling, HOA rules, limited work hours. It all adds labor time. A ground-floor house is faster and cheaper, period.
What's behind the old window. You don't know until the old one's out. Rot, bad framing, previous hack work โ I find it, I fix it, and I'd rather tell you that upfront than surprise you mid-job.
The Permit Question
Yes, I pull permits. Every job. Boca, the county, wherever you are.
A window job without a permit is a problem when you sell the house, and it's a problem when the insurance adjuster shows up after a storm and asks for documentation. If a guy tells you permits are "optional" or offers a cash discount to skip them, he's telling you exactly who he is. Walk away.
The Insurance Part โ This Is Where the Windows Start Paying You Back
Impact windows can save you up to $1,400 a year on homeowners insurance. Note the "up to" โ your carrier makes the final call, and I'm not going to promise you a number I don't control.
But here's what I do know: wind mitigation credits for opening protection are real money, year after year. Over ten years, that's real money back in your pocket. The windows don't just protect the house โ they pay rent.
The $10,000 Grant Most Homeowners Don't Know About
My Safe Florida Home has offered up to $10,000 in grant money for hurricane hardening, and impact windows qualify. I've walked homeowners through the application. It's government paperwork, which means it's annoying, but ten grand is ten grand. Ask me about it when I come out.

Financing That Doesn't Hurt
Not everybody wants to write one big check. I get it. Through Acorn Finance, with approved credit:
- Small jobs from $120/month
- Typical jobs in the $200sโ$300s/month
- Rates as low as 4.49% APR
The windows go in now. The insurance savings start now. The payments stay manageable. That's the whole pitch.
Why Me and Not the Other Guy
Fifteen years doing this. Licensed and insured โ CGC1511492. I don't send a salesman. I come out myself, I measure myself, and I price it in person. You get a real number for your actual house, not a phone quote that doubles on installation day.

Impact Window Questions I Hear a Lot
How long from measurement to installation?
Figure 6โ8 weeks from signed contract to install day โ manufacturing the windows takes most of that. I'll give you a real timeline when I measure.
Will impact windows really lower my insurance?
They can save you up to $1,400 a year through wind mitigation credits โ "up to" because your carrier sets the final number. Year after year, the credits are real.
Do you pull permits?
Every job. A window job without a permit is a problem when you sell and a problem when the adjuster asks for documentation after a storm. Permitted work is also what your insurance company wants to see.
Why is one quote $800 a window and another $2,800?
Because windows aren't commodities โ size, style, quantity, condo vs. house logistics, and what's behind the old windows all move the number. Anybody giving you one flat price over the phone without seeing the house is guessing.
