The question behind every paver estimate: "Why are my neighbor's pavers sinking and wavy after three years?" I can answer that from your driveway without lifting a single paver: the base. Pavers don't fail โ€” bases fail. A paver driveway is only as good as the 6 to 12 inches of compacted base underneath it. The pretty pattern on top is the easy part. The excavation, the grading, the compaction in lifts, the edge restraint โ€” that's the driveway. Everything else is decoration.

I'm Joe. I run Onel Construction right here in Boca Raton. Fifteen years in this business. I'll tell you straight what a proper paver job requires, because once it's down, the base is the one thing you can never go back and fix cheaply.

The Base Is the Driveway

Here's what a proper paver installation actually involves, in order:

1. Excavation โ€” we dig out 7 to 9 inches for a driveway (less for a patio or walkway). All the grass, roots, and soft soil come out. This is the step the cheap bid shortens.

2. Grading โ€” the subgrade gets sloped so water runs away from your house and your garage. Drainage is designed here, not hoped for later.

3. Base material in lifts โ€” crushed concrete or limerock, laid 2 to 3 inches at a time, compacted with a plate compactor between every lift. Not dumped in all at once. Not "driven over a few times." Compacted in lifts.

4. Bedding sand โ€” a screeded inch of coarse concrete sand, perfectly level.

5. Pavers laid to pattern โ€” tight joints, proper cuts at the edges, no sloppy gaps.

6. Edge restraint โ€” spiked-in edge restraint around the entire perimeter. Without it, the pavers walk outward over time. This is the most-skipped step in Boca, and it's why driveways spread.

7. Compaction and polymeric sand โ€” the whole surface gets compacted to lock the pavers in, then polymeric sand is swept into the joints and watered to set. It resists weeds and ant hills โ€” both of which love Florida paver joints.

Skip any one of those steps and you've got a driveway with a countdown on it. I've seen "paver driveways" installed on two inches of sand over grass. They look great in the photos. They look like the ocean floor by year three.

Drainage: The Conversation Nobody Has Until It's Too Late

South Florida gets 60 inches of rain a year, and half of it seems to arrive in August. Your paver project has to move water, not just look good doing it.

When I walk your property, I'm looking at where water goes now โ€” because your new driveway or patio changes it. I grade every job to shed water away from the house, the pool, and the neighbor's yard. Where the grade can't do it alone, we talk about channel drains, French drains, or tying into your existing drainage. A beautiful new patio that ponds water against your sliding door isn't a patio โ€” it's a future insurance claim. I design the drainage before we dig, not after the first big rain.

Pool Decks, Patios, Walkways, Driveways โ€” Each Has Its Rules

  • Driveways take vehicle weight, so they get the deepest base and the thickest pavers. This is not the place to cut corners โ€” a delivery truck doesn't care about your budget.
  • Pool decks need pavers that stay cool and aren't slippery when wet. I steer you to the right product and the right texture โ€” light colors, proper surface. Your bare feet will thank me in July.
  • Patios are about living space โ€” I talk layout with you, not just square footage. Where does the grill go, where's the shade, how does it connect to the house.
  • Walkways seem simple until the first rain shows you where the low spot is. Grading matters here more than anywhere per square foot.

And sealing: a quality sealer deepens the color, resists stains and mildew, and makes the whole thing easier to clean. I recommend it on most jobs โ€” especially driveways, where oil and tire marks live. It's optional, I'll price it separately, and I'll tell you honestly whether your pavers need it.

The Permit Question

Yes, I pull permits when the job requires one โ€” and in Boca Raton, driveways almost always do. The city cares about driveway width, apron connections to the street, and drainage onto the right-of-way. Patios and walkways often fall under simpler rules, but I check every job against current code before we dig. What Goes Wrong With Cheap Paver Contractors

  • No edge restraint โ€” pavers migrate outward, gaps open, the whole field loosens.
  • No drainage plan โ€” water ponds, undermines the base, and the pavers follow it down.

  • Stained and mismatched pavers โ€” no sealer, cheap product, dye lots mixed. It fades unevenly and you stare at it every day.
  • They're gone โ€” pavers settle in the first year and need a touch-up. The cheap crew is three area codes away. I come back.

FAQ

How long do pavers last?

The pavers themselves โ€” decades. What determines the lifespan is the base underneath. A properly based paver driveway in Boca lasts 20โ€“30 years. A poorly based one gives you 3โ€“5 before it waves and sinks.

Will weeds grow between my pavers?

Not if the joints are done right. Polymeric sand locks the joints and resists weeds and ants. It needs a refresh every few years โ€” I'll tell you how to maintain it, or I'll come do it.
