Impact Garage Doors: The Hurricane Protection Nobody Talks About

Impact Garage Doors: The Hurricane Protection Nobody Talks About

Everybody armors their windows and forgets the biggest hole in the house. The garage door is the largest opening on most homes โ€” and it’s the one most likely to fail first in a hurricane.

The number you hear everywhere in this industry: roughly 80% of residential hurricane wind damage starts with the garage door going. I can’t verify that number down to the decimal โ€” it’s widely reported, not something I measured myself. But the physics behind it? That I’ve seen with my own eyes.

Why the garage door fails first

Think about it. Your windows are small, vertical, and set in concrete or block. Your garage door is a 16-foot-wide sheet of metal riding on little rollers in a track, held by a spring. It’s a sail with hinges.

When hurricane wind hits and that door buckles or blows in, the wind pressurizes the inside of your house like a balloon. That’s when roofs lift, windows blow out from the inside, and a bad situation becomes a catastrophic one. The garage door isn’t just a door โ€” it’s the cork in the bottle.

Older doors are the worst offenders. A 20-year-old builder-grade door with no reinforcement, rusted tracks, and tired springs is not stopping anything. After a storm, the failure pattern is always the same: the center panel folds, the wind gets in, and the house pays for it.

What makes a door “impact rated”

Not every new garage door is a hurricane door. Here’s what actually matters:

Wind-load rating. In Florida, garage doors need a rated wind pressure โ€” the Miami-Dade Notice of Acceptance (NOA) is the gold standard. If a door doesn’t have an NOA or Florida Product Approval, it’s decoration as far as a hurricane is concerned.

Reinforcement. Impact-rated doors have reinforced struts, heavier-gauge steel, and track systems designed to stay engaged under pressure. Some use vertical bracing that anchors top and bottom. The cheap door and the rated door can look identical from the street. They’re not the same door.

The whole system. The door is only as strong as the track, the rollers, the springs, and the jambs it’s mounted to. A rated door on rotted wood jambs is a rated door waiting to fail. When I do these, I look at the whole opening โ€” framing included.

The insurance connection

Here’s the part most homeowners miss: your garage door shows up on the wind mitigation inspection โ€” the OIR-B1-1802 form. The inspector documents your opening protection: windows, doors, and yes, the garage door. A non-rated garage door can cost you credits. A rated one earns them.

Same story as impact windows: the right openings can contribute to up to $1,400 a year in insurance savings when everything’s documented. I’m not your agent and I won’t promise your number. But a garage door that’s actually rated is part of the package that gets you there โ€” and it’s usually the cheapest opening to fix.

And if you’re looking at My Safe Florida Home โ€” the state’s grant program with up to $10,000 for hardening your home โ€” opening protection including the garage door is exactly what it’s for.

“But my windows are already impact”

Good. Now finish the job. I see this constantly: beautiful impact windows and sliders, and a 1998 garage door with daylight showing around the edges. That’s like wearing a bulletproof vest with no helmet. The wind doesn’t care that your windows are rated if it can come in through the garage.

Doors and windows are one system. They get inspected as one system. They protect as one system.

What to look for when you’re shopping

Ask for the NOA or Florida Product Approval number. Not “it’s hurricane rated, trust me.” The number. You can look it up.

Ask what’s included in the opening. Track replacement? Jamb reinforcement? New springs rated for the heavier door? A quote that just says “new garage door” without these details is a quote for a surprise later.

Check the installer, not just the door. A great door installed badly is a bad door. The track has to be plumb, the anchors have to hit structure, the balance has to be right. This is skilled work.

What it costs

Garage doors vary too much for me to throw a number at you blind โ€” size, insulation, windows in the door, opener, the condition of your opening. What I’ll tell you is this: of all the hurricane protection you can buy, the garage door is usually the best bang for the buck. One opening, one day of work, and it closes the biggest hole in your house.

I price it in person, in writing, after I see your opening. Same as everything I do.

What to do next

If your garage door is old, if you can see daylight around it, if it shakes like it’s nervous every time a truck drives by โ€” let’s look at it.

Free in-home estimate. I’ll check the door, the tracks, the opening, and tell you straight whether it’s rated or it’s a liability. And if you’ve got a written quote from someone else, I’ll beat it or you get $50 โ€” Beat-the-Quote through October 1st.
