How Much Does Roof Replacement Cost in Boca Raton?

Everybody asks me this question. Nobody gives a straight answer. Here’s the straight answer.

A roof replacement in Boca Raton runs roughly $10,000 to $28,000+ for most homes. I know — that’s a wide range. Let me tell you why, and where your house probably lands.

Real numbers from a real job

I’ll give you the one I can stand behind completely. A 2,100 square foot roof — full tear-off, new shingles, the whole job — $22,000 all-in. That works out to about $10.50 a square foot.

Now here’s how I ballpark it when someone calls me:

  • Under 1,500 sq ft: $10,000–$16,000
  • 1,500–2,000 sq ft: $15,000–$22,000
  • 2,000–2,500 sq ft: $20,000–$28,000
  • Over 2,500 sq ft: $28,000 and up

Those are ballparks. I price every roof in person, on your roof, after I see it. Anybody who gives you a firm number over the phone is guessing — or lying.

What actually drives the price

It’s not just square footage. Here’s what moves the number:

Pitch. A steep roof costs more than a flat-ish one. My guys are up there on harnesses, everything moves slower, and it takes more material because of the angle. A steep 12-pitch roof costs more than a walkable one the same size — harnesses, slower work, more material. The pitch shows up in the price.

Material. Architectural shingles are the workhorse — that’s what most of those ballparks above assume. Tile costs more. Metal costs more. Everybody wants metal until they see the number. It’s a great roof. It’s just not a $22,000 roof.

Tear-off. One layer of old shingles coming off is standard. Two layers? That’s double the dumpster, double the labor on the tear-off. Some of these older Boca homes have layers like an onion.

Decking. Until the old roof comes off, nobody knows what the wood underneath looks like. If there’s rot — and in Florida, there’s rot — it gets replaced at a per-sheet price. I tell every homeowner this upfront so there’s no surprise.

Permits and code. Boca Raton enforces the Florida Building Code’s hurricane provisions — real fastening schedules, real underlayment requirements, real inspections. That’s good — it’s your house surviving the next storm — but it’s not free.

The insurance angle nobody talks about enough

Here’s what I tell every homeowner: a new roof isn’t just a roof. It’s an insurance play.

Florida insurers give credits for a newer roof, and the big one comes through a wind mitigation inspection — that’s the OIR-B1-1802 form. The inspector documents your roof’s age, how it’s attached, the deck, the whole thing. That form is good for five years, and it can unlock serious credits.

How serious? Homeowners can save up to $1,400 a year on insurance with the right combination of roof, impact windows, and mitigation credits. I’m not your insurance agent and I can’t promise your number — your carrier decides that. But I’ve watched the math work for homeowner after homeowner.

How most people pay for it

Nobody’s excited to write a $22,000 check. Most of my roofing customers finance. Through our financing partner, typical payments land in the low $200s to $300s a month, with rates as low as 4.49% APR on approved credit. On a roof that also cuts your insurance, the monthly math gets a lot less scary.

Don’t get played

Three things I see constantly:

The storm chaser. Guy knocks on your door after a storm, out-of-state plates, wants a deposit today. In Florida, that’s a red flag factory. Use a licensed Florida contractor. Mine’s CGC1511492 — look it up.

The “allowance” game. Some quotes are full of allowances — placeholders for decking, flashing, “miscellaneous.” The number looks low until the job starts and every allowance blows up. I quote the job. If decking needs replacing, we talk per-sheet pricing upfront, in writing, before anyone climbs a ladder.

The insurance-only roofer. Some outfits only want your insurance claim and vanish if the claim gets denied. I work with insurance claims, but I also just do roofs for people paying out of pocket. Either way, you get the same crew and the same roof.

When to pull the trigger

The worst time to replace a roof is after it fails. Emergency roofing — tarps, interior damage, mold remediation — costs more than the roof ever would have. If your roof is past 15 years, get eyes on it now, in the dry season, when roofers have schedules and you’re not competing with every panicked homeowner after a named storm. A planned roof is cheaper than a panicked roof. Every time.
